Longniddry South is a mixed-use urban extension of the coastal village of Longniddry, East Lothian, that is refreshingly different from other housing developments in the region. At its heart lies the conversion of the historic, Longniddry Steading, into a vibrant hub with shops and services that are set to open throughout 2025, alongside offices available to let.

The Development

The unique form and character of the place is a result of the commitment of Wemyss and March Estates in collaboration with Socially Conscious Capital as land promoter to redevelop the land and farm buildings in a radically different way so as to enhance and complement the existing village and its natural features.

Rooted in principles of convenience and walkability, the vision for the development emerged from a collaborative Enquiry by Design workshop held in Longniddry in 2013. Inspired by the organic growth of East Lothian’s attractive towns and villages, a bespoke masterplan was subsequently established to provide a blueprint for the arrangement of streets and buildings, whilst the traditionally inspired new homes are crafted according to a detailed design code.

Private car parking is accessed via mews courtyards behind the homes, which helps to foster a sense of community within the intimate streets of varied character that radiate out from the Steading towards the rural edges and the train station. A network of greenspaces and parkland permeates and envelopes the whole, which takes in a restored burn, a new orchard and a sheltered walled garden.

Location

With over 40 miles of stunning coastline, golden beaches, rolling countryside, award-winning attractions, picturesque towns and villages, excellent food and drink, and the world’s finest links golf courses, East Lothian is a great place to live and work.

With its proximity to a train station and Edinburgh less than 20 minutes away, Longniddry South could not be better placed. Wherein, Longniddry Steading serves as a welcoming hub between the old and the new, which is connected to Main Street via a stone-built railway arch and just a 5-minute walk from Longniddry Station.

Homes

The characterful and high quality new homes are being developed by Cruden Homes and Places for People, who were selected by Wemyss and March Estates and Socially Conscious Capital as capable and sympathetic partners to help realise the vision and provide wonderful places to live.

The first phase of the development, featuring 179 homes, is now fully occupied. The ongoing second phase will expand the community to 470 homes, offering a diverse mix of house types, styles, sizes and tenures – from elegant flats to spacious detached homes. It is expected to be complete by 2028.

Longniddry Steading

The large, historic farm complex has been carefully restored and adapted by the skilled local team of Reywood Construction to high environmental standards, transforming the charming but once redundant, listed buildings into a vibrant hub of commercial and creative activity. Intended to serve both the new neighbourhood and the wider village, the Steading will become a focal point for connection, convenience, and community life. 

It is set to feature an exciting mix of uses, including: 

  • A wellness studio, a cookery school and a beauty salon.
  • A leading, independent food and wine retailer
  • A welcoming cafe along with additional food and drink offerings.
  • Flexible spaces for local businesses, from artisan workshops to small offices.
  • Two charming self-catering holiday cottages, perfect for short stays.

The dynamic blend of uses ensures that the Steading will become a destination full of life, creativity, and community.

Awards 

Wemyss and March Estates has been recognised by The King’s Foundation’s for its vision and stewardship of Longniddry South after receiving its prestigious, UK-wide Landowner Award for 2024, ‘for guiding and delivering the Conservation Area of tomorrow’.

In 2023 Longniddry Village was also named “Development of the Year” (Herald Property Awards), and Homes for Scotland’s “Large Development of the Year” in conjunction with its development partners, Cruden Homes and Places for People.
